“I have a lot to say and hope I can appropriately convey this in the best possible way. I moved to Madison from the east coast just after COVID restrictions were lifted, which meant that Charlie was forced to live stream home visits so I could check them out. Mind you, I'd never stepped foot in Madison, so I really had no clue what I was looking for and was (still am) geographically challenged. I had to move to Madison city/site-unseen for my job. Charlie never hesitated or paused knowing that it may require more work on his end- I needed to lean on him and his knowledge to somehow figure out where I wanted to plant my seeds in Madison. He was patient from the start - he live-streamed home visits, he took time to explain things and he helped me find the perfect home. That said, and this has happened with every single real estate agent I've worked with....I am paying much more than I should be vs. my salary. About 50% of my salary is going towards my home, taxes and insurance. This keeps happening - I don't blame anyone but myself because I need to trust my gut. In fact, I probably shouldn't have even been approved for my loan because of this. For most people, esp if you work in the private industry, the assumption is that no matter where you move, your salary will increase annually, which means you can cover more of your mortgage. Unfortunately, I'm in a public service career and my taxes and insurance increases have far outpaced my salary increases. But..... Soon after moving here, my job was in jeopardy, and in many ways, still is. I asked Charlie about potentially selling my house - I wasn't certain but I wanted to keep it if at all possible but realized I'd bit off more than I can chew. He took time....on a Saturday....to come over and meet with me....he took time to break down #s if I chose to sell my home. He also took time to provide ways to keep my house despite struggling financially (roommate, AirBNB, taking my equity to upgrade my basement to rent, taking a second job, etc). I can't say this loud enough...salesmen are salesmen. They are in it for the profit. But, NOBODY had to take time to do this....on a weekend....to break down all the #s....esp to KEEP me here. He would have profited more had I sold my house. But, he approached it from all angles to keep me here. And, I'm still here, and I can't thank him enough for taking time to listen, understand and provide options. I'm so thankful I didn't sell and Charlie will be my first call if/when I ever sell.”
